Community Management Services

Daily Operations & Working With You

First and foremost, you will have access to us! You won't be transferred from one department to another or be caught in the phone maze so common in today’s world. All active Board members will have our direct phone numbers. Community Members will be able to reach us through our main line with calls returned the same day in most cases, or at most within 24 hours.


  • Property visits/inspections

  • Board meetings, preparation, notices, attendance at meetings

  • Monitoring of Insurance Policies

  • Assisting the Board in the Enforcement of Association Documents

  • Assisting in Development of Hurricane Preparedness Protocols

Accounting

Our goal is to provide a personal touch to everything at SunTree, including our accounting department. We work directly with your Treasurer to ensure your invoices are paid in a timely manner. We follow up on all past-due accounts and initiate collections procedures in accordance with Florida Statutes and working with the Board will work with the Association’s Attorney regarding the lien process if necessary. The Board will receive a completely detailed monthly financial report.

SunTree will also work with you and your Association CPA to prepare and determine the following:

  • Budget Preparation

  • Special Assessment Needs

  • Yearly Tax Preparation

  • Monthly Financial Reports

  • Financial Services – loans, CD’s

Property Maintenance

Common Area Maintenance Activity Supervision

  • Recommend maintenance standards and implement the standards adopted by the Board

  • Initiate preventive maintenance programs as determined by the Board

  • Design Proposal Specifications for Board review in conjunction with required professionals as necessary

  • Obtain proposals from licensed and insured contractors for Board review

  • Negotiate contracts and make recommendations to the Board

  • Coordinate and consult with the Board on all physical maintenance and operations programs

  • Provide oversight management of all maintenance personnel and contract workers

  • Handle all homeowner service requests and establish a log of service and follow-up system

  • Make regular, periodic property inspections

  • 24-Hour Emergency Response Call-In Line

  • Regular Property Inspections
